 HISTORICAL OVERVIEW

Broad-Park Development Corporation, Inc. develops affordable housing and commercial revitalization projects in the Frog Hollow and South Green neighborhoods of Hartford.  Broad-Park engages in real estate development, property management, and homeownership financing.  Broad-Park is currently expanding its commitments to work with local merchants to develop and plan strategies for the local streetscapes.  Broad-Park also collaborates with community groups to develop educational and employment opportunities that are made available to the residents of the neighborhood.

Since its inception in 1978, Broad-Park has been responsible for more than $42 million dollars of development within the community from various funding sources such as the Federal Low-Income Housing Tax Credit, Connecticut Housing Finance Authority,  and the State of Connecticut Department of Economic and Community Development, the Federal Home Loan Bank, and other organizations.  We have also had extensive experience working with private banks and insurance companies, and established an unmatched track record in the design construction of both rehabilitation and newly constructed developments. 

Along the way, we have developed a strong background in the area of property and asset management.  We now have under direct management more than 400 residential units along with approximately 45,000 square feet of retail space in Hartford.  We manage supportive housing and housing for low-income families, and have one of the most extensive experiences in managing federal housing tax credits.  In the early 1990s, many property owners in Hartford, like Broad-Park, experienced the problems caused by the economic downturn and collapse of the local real estate market.  However, unlike others in the private sector, we did not abandon any of the properties we have under management and clearly have helped stem the growing tide of building abandonment in the Frog Hollow and South Green areas. 

Broad-Park continues its involvement in both housing, retail development and property management.  In response to changing community needs, our future emphasis in the development area includes homeownership initiatives to enhance our affordable housing portfolio.  We are working closely with other non-profits providing both technical support as well as direct management services throughout the Hartford area.
